Rental Policies and Procedures
All of our rental homes are private residences, fully maintained by our excellent staff. We have established certain policies and procedures which help us administer and maintain the homes to the standard you expect when you arrive. Many of these are included in our lease agreements, but we feel they bear repeating again. Some of the others listed below are not in our lease agreements but they are just as important as the ones that are. We appreciate your attention to these and your agreement to abide by these policies and procedures. They are as follows:
- Rental deposits- These are due at time of reservation and execution of lease agreement. Depositis are typically 50% of the total rental amount.
- Cancellation Policy- Rental deposits serve as guarantees for the time period rented, and in the event of cancellation the deposits are forfeited unless the space is re-rented to another tenant. In the event of re-rental to another tenant, the rental deposit will be refunded less a 15% administrative fee.
- Rent balance- The remaining rent balance is due two (2) weeks before arrival. This includes taxes, any applicable fees, and security deposit(s).
- Security deposits- These vary by property, and are fully refundable within two (2) weeks following your vacating of the property. Any charges not paid during occupancy, and any necessary cleaning and/or damages fees, are deducted from the deposit and the balance will be refunded.
- Payment Options- We accept cash and checks as payment. We do not accept credit cards.
- Check-In/Check-Out- Check-In time is 2:00 p.m. on the date the lease starts. Check-out is by 10:00 a.m. on the date the lease expires.
- Minimum Stays- Depending on the season and the level of activity.
- Pets- All pets require prior approval by the Landlord. Only dogs and cats are permitted in homes. There may be an addiitonal pet deposit required.
- Housekeeping- Prior to your arrival, you vacation home is cleaned and furnished with fresh linens, towels and supplies. Daily housekeeping is not included during your stay. However, all properties do have washer and dryer units on the premises and you are welcome to use them as you desire.
- Repairs- Our staff will glady and promptly perform all necessary repairs. We use our own personnel for repairs and maintenance so please contact us directly for any repair/maintenance needs. If you call an outside repairman for any reason, you will be responsible for payment.
- Smoking- All properties are non-smoking. There is absolutely no smoking inside any of the properties. Any smoking inside the preoperties will result in immediate forfeiture of the entire security deposit.
